Good questions, straight answers
Is ListMyNest really free for homeowners?
Yes. Listing your home, receiving bids and comparing them costs you nothing, and you are never obligated to hire anyone. You only pay an agent if you choose one and sign a listing agreement with them, on the terms they bid.
Who are the agents?
Independent real estate agents licensed by the State of Michigan. Before any agent's bid is shown to you, ListMyNest looks up their license number in the State of Michigan's official license records (LARA) and confirms it is active. Each bid shows the agent's name, brokerage and license number so you can check it yourself.
Will agents start calling me?
No. Agents see your home's details, not your name, phone number or email. Your contact information is shared only with the agents you choose, when you click “I'm interested” on their bid.
What exactly is in a bid?
Each bid includes the agent's listing fee (a percentage or a flat fee), their suggested list price, how long the listing agreement would last, their cancellation policy, the marketing services included (photos, video, open houses, staging and more), and a personal message about how they would sell your home.
How long does bidding last?
You choose 3, 5, 7, 10 or 14 days. The clock starts when your listing is approved, usually within one business day. You can extend bidding or stop it early from your private dashboard.
Are the bids sealed?
Yes. Agents can see how many bids your home has, but never another agent's fee or plan. That way each agent puts forward their best offer instead of just undercutting the last one.
What about the buyer's agent's commission?
Since 2024, how a buyer's agent is paid is a separate, negotiable decision. Agents can include a suggestion in their bid, but whether to offer anything to a buyer's agent is your choice, and it is something to discuss with the agent you hire.
Who runs ListMyNest?
ListMyNest is operated by J.R. Augustaitis, REALTOR®, with Community Choice Realty in Ann Arbor. J.R. and other Community Choice Realty agents may also bid, under exactly the same rules as everyone else, and their bids are clearly labeled so you always know.
Is my information private?
